Baldwin County's August 2025 Housing Report
ROBERTSDALE, Ala. – Baldwin County’s housing market showed growth in August 2025, with average sales prices and closed sales increasing year-over-year in both Traditional Residential and Resort/Island Based markets, according to Baldwin REALTORS® Multiple Listing Service (MLS). While homes are spending more days on the market than last year, demand remains steady across the county.
In the Resort area of Baldwin County (all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Rd/180), the average sales price rose 13.43% from August 2024, resulting in an average of $861,748. Properties in this area spent an average of 101 days on the market, up 16.09% from the year prior. Closed sales also saw a significant jump, with 166 properties sold — a 24.81% increase compared to August 2024.
Baldwin County’s Traditional Residential area also experienced positive movement. The average sales price increased 1.01% year-over-year to $417,889. Homes stayed on the market an average of 67 days, up 6.35% compared to last August. Closed sales improved slightly as well, with 438 properties sold — a 1.62% increase compared to the same time last year.
